Many buyers ask me if an Orlando home warranty comes with the home?  Not usually.  Most resale properties do not include an Orlando home warranty with the sale of the home, but you can always ask the seller to include a Orlando Home Warranty with your home purchase.

Most all national builders offer an Orlando home warranty included in the sale of the home.  The builder offers a 1 year bumper to bumper type warranty, but there are exclusions for normal wear and tear, and occasionally cosmetics like cracked tile may not be included.

 

Typically, a new home  builder will schedule warranty visits during the year, to adjust cabinets or other items that may be out of adjustment.

 

Your appliances are covered under the manufacturers 1 year warranty.  In addition, there is a 2/10 warranty.  There 2 year warranty, on electrical, plumbing, and air-condition. Then, a 10 year structural warranty is provided with most builders, but MI Homes offers a 30 year structural warranty that is transferable to the next buyer that purchases your home.

 

It’s important to understand your warranty, in some cases if you do not use the builder contractors, certain coverage maybe voided.  During the contract process, the builders will provide a sample copy of the home warranty and provide the official copy at closing.
