Sand Lake Hills is a community in Dr. Phillips, a sub-community of Orlando located along S. Apopka Vineland Drive. This large community of over 1000 homes feature three, four, and five bedrooms in sizes from 1600 ft.² to just under 3000 ft.². Most of these homes were built in the 1970s to 1980s and feature private backyard swimming pools, mature trees, and landscaping. It’s known for excellent value and a great location. Most homeowners who sell receive 98% of their list price. The average price is about $330,000 and most homes range from $299,000-$410,000. At any given time there are about 5 to 20 properties for sale depending on the market and the time of year.
Sand Lake Hills stretches from Palm Lake circle and Palm Lake Drive south to Wallace Road between Dr. Phillips Boulevard and S. Apopka Vineland Rd. Banyan Boulevard runs east and west directly through the subdivision. Most homes have been on the market anywhere from one week to three months. Homeowners dues are less than $20 per month and cover common area maintenance and association management.
Schools and Nearby
These homes are just minutes to shopping, restaurants, and all the entertainment of downtown Orlando. There are several schools serving this community including the Dr. Phillips elementary school less than a mile away. This elementary school is rated one of the top in the area for academics and test scores. The Southwest middle school is about a half a mile away and the Dr. Phillips high school is one and a half miles away. The Cornerstone Academy Charter schools serving grades kindergarten through 8 and the high school can also be accessed from this subdivision but the schools are about 8.3 miles from the Sand Lake Hills.
