Orlando Real Estate appreciated 8% last year and its not slowing down.  Orlando Real Estate median price actually went up $10,000 just this past February to March.

 

I am not too surprised with this big boom in new construction.  Redevelopment of existing town and cities, venues, and the transportation expansion has created high demand for Orlando Real Estate.  It is an exciting time to consider a real estate purchase in Orlando. With great weather, and lots of things to do, Orlando is just a nice place to live and Orlando Real Estate is still affordable.

Future Growth Areas

 

Many areas for future home construction is currently cows pastures and rural land, with no roads.  But if you are future home buyer do keep these areas in mind as this will be the next growth area of Orlando.  Once this infrastructure is built, the homes are coming, and you can buy the newest of Orlando Real Estate.

 

Northwest Orlando.  The Wekiva Parkway, from Apopka to Sanford, is being built in phases.  This will be an extension of the 429 Expressway, and will connect into I-4.   There will be connectors to South Mount Dora and Sorrento that will making commuting from Lake County to Orlando much shorter and smoother.  There are several new construction developments springing up around the Mount Dora connector.   This section of Lake County has the best new construction pricing.   They will offer the latest and greatest including 10 miles of walking trails too, if you like to live near neighborhood walking trails.

 

South Osceola County.   Poinciana will no longer feel as isolated when the 10 mile Poinciana Parkway opens up sections that will take the commute to Disney only 20 minutes.  Sections will open in end of April and eventually connect into southern portion of 429 Expressway. With the vast amount of rural land, there is bound to be new housing development in the horizon in Kissimmee.  Poinciana Sunrail station will be built at the the corner of Highway 441 and Poinciana Blvd during Phase II.

 

Eastern Osceola County.    North Kissimmee and Northern Eastern St. Cloud is a future growth area when the Osceola Parkway makes its expansion along Orange and Osceola County.  This is all located near Orlando Medical City in Lake Nona.  Tavistock, the developer of Lake Nona, is looking to build the next master planned community over 24,000 acres called Sunbridge.  Osceola Parkway will also connect south to more roads opening this low dense area and also bridging roads, so Harmony does not seem as disconnected.
