Vista East is a small subdivision located southeast of downtown Orlando between Highway 15 and Highway 417. It’s located just north of Vista Park and is home to residential homes, several communities, restaurants, and shops. Vista East has been touted as #23 is one of the best neighborhoods to buy a house and receives a niche.com rating of B+. It receives a B for its public schools and academics, good housing, an excellent place for families and those with small children, low crime and high safety, nightlife, and it gets an A for diversity.

Home to about 24,000 residents, Vista East is located in Orange County and offers an urban feel, lots of young professionals, families, and above average schools. The median home value is about $200,000 with the median rent at about $1300. 75% of residents own their own homes.
Area bites.com gives Vista East and 81 on livability. The cost of living is slightly higher than that of most of Florida but with amenities, low crime, excellent housing options, and award-winning schools, it definitely makes up for it and is well worth the additional cost of living.
Shopping
Vista East has a variety of shops and restaurants along Lee Vista Boulevard, which runs east and west through the center of the community. There’s a Publix supermarket at the Vista Lakes Center along with banks, clinics, parks, churches and more.
On the edge or intersection of Lee Vista Boulevard and Highway 15 are several more restaurants and shops such as in all these, Tire Kingdom, Kohl’s, the Home Depot, Staples, and Walgreens. This makes easy access to daily errands convenient from most communities and smaller neighborhoods within Vista East.
Homes
There are pockets of communities and neighborhoods throughout Vista East with a large Greenbelt located just north of Lee Vista Boulevard and west of East Econlockhatchee Trail. As with many communities throughout Florida and Orlando, several homes are on small lakes or ponds throughout the community. There are a couple of gated communities in Vista East as well. The Vista Lakes and gated community features a swimming pool, tennis courts, and clubhouse but is conveniently located next to shopping and restaurants. These homes are between $380,000 and $500,000.
Warwick is another gated community and offers lakefront homes priced from about $400,000. Tivoli Gardens is a gated townhouse community with two and three bedroom floor plans, and one car garage is starting at about $220,000.
This is just a couple of the many gated communities, townhouse communities, and condominiums located within Vista East. There are a variety of designs and styles to choose from and makes an excellent location for any budget and any lifestyle.
Schools
Students in Vista East attend the Orange County Public School district and are typically assigned to the Vista Lakes elementary school, the Odyssey middle school, and the Colonial high school. The middle school and the elementary school are between a half a mile to one mile away but the high school is about 5 miles from many communities in Vista East.
