Crescent Park is a gated community in South Orlando Florida with easy access to the Orlando International Airport, the beaches, and downtown Orlando. Majestic oak trees lined the streets just off of Lake Conway in this quiet cul-de-sac community. This neighborhood is easily accessible along S. Conway Rd. just off of Crescent Park Boulevard. There are several micro neighborhoods within Crescent Park including The Landing, Conway Lakes, Conway Groves, Conway Isles, and Conway Harbor but technically are all part of Crescent Park because of the crescent-shaped lake in the center of these neighborhoods. All of these neighborhoods are gated.
Many of these homes were built in the late 1990s and sit on about a quarter of an acre. Many have seen remodeling projects and renovations over the years but you’ll typically find one and two-story floor plans, 3 to 5 bedrooms, 3 to 5 bathrooms, and in sizes up to 3500 ft.². In Lake Conway Park there’s also a few lakefront or waterfront lots perfect for building in sizes up to a half an acre.
All of these micro neighborhoods have their own homeowners association but you’ll typically find dues to be around $80 per month. This covers any common area maintenance, landscaping, and management. The communities feature gated entrance, public boat ramps for those close to Lake Conway, and playgrounds.
Schools
Residents are part of the Orange County school district and are typically served by the Shenandoah elementary school, the Conway middle school, and the Oak Ridge high school. The Cornerstone Academy also serves this area as does the Durrance elementary school.
Just south of Crescent Park and all the Conway neighborhoods is the intersection of Highway 528 with several restaurants, shops, markets, coffee houses, hotels, and more. The Southport Community Park is located just a couple of minutes south as well off of Center Port Street.
The total population for Crescent Park is about 1800 people and it’s been noted as good for families, public schools, nightlife, and diversity. About 52% of residents own their own homes and there’s a median home value of about $200,000 with the median rent of $1100. Most of the homes are large properties dating back to the mid-1990s. Most homes are single-family properties up to 5000 ft.² and association fees range from $150 per quarter to $900 per year.
