Lake Cain Hills
Lake Cain Hills is a subdivision in Southwest Orlando Florida but there really are no boundaries to this community. It’s located south of Florida’s Turnpike and Conroy Road, surrounding the smaller lakes of Lake Marcia and Lake Cane. Lake Cain Hills is spelled two different ways (Cain and Cane) but it’s the same area. Doctor Phillips Blvd. and Turkey Lake Road run North and South through Lake Cain Hills and there are several parks, communities, and most notably, Universal Studios is nestled within this area.

The homes in Lake Cain Hills are primarily midsize properties with 2 to 4 bedrooms, in sizes from 1500 ft.² to 3000 ft.² and home prices anywhere from $200,000 to over $600,000. The majority of homes were built in the 1950s to the 1970s and many lots enjoy mature shade trees, tree-lined streets, and yet close proximity to Universal Studios and several freeways. It’s technically in Dr. Phillips but still part of the Orlando area.
The median home price is about 80% higher than many neighborhoods in Florida with a list price of about $367,000 as of the publishing of this article. The average rental price is about $2200, 92% higher than most of the neighborhoods in the state. With a combination of single-family homes and townhouses, Lake Cain Hills provides a variety of homes and styles for many different kinds of buyers.
Vacancy rates are lower in Lake Cain Hills than most of the Orlando area and the majority of residents are homeowners. While there are a variety of home prices, Lake Cain Hills has a good number of wealthy and educated executives. This keeps the real estate appreciation high and the neighborhood has been rated as an executive lifestyle “Best choice” neighborhood by NeighborhoodScouts.com. So much so that Lake Cain Hills has a higher income than 88% of neighborhoods in America.

Nearly all of the homes in this community were built between 1970 and 1999. This is considered established, but not older housing. Because of this, many of the residences look the same in similarity and nearly 86% of the properties were built during this time period.
Most residents commute by car, bus, or train and it’s a good thing to know that the majority of commuters in Lake Cain Hills spend just 15 to 30 minutes commuting one way to work. This is shorter than the time most Americans take to get to work each day. About 84% drive in their private cars with a number of carpoolers scattered in there as well.

The Shadow Bay Park is located in north Lake Cain Hills featuring a tennis center, youth and adult sports programs, nature preserves, fishing, biking, picnic tables, sports courts, and hiking. There are 17 tennis courts and a pro shop located at 5100 Turkey Lake Rd.
To the south is the Orange Tree Golf Club. This takes up primarily the entire southern area of the neighborhood and has residences scattered throughout the course making golf course homes in Lake Cain Hills an ideal location for golf aficionados. This membership golf course runs from June through September and all members have the option to join permanently at the end of the summer term. There are golf and fitness camps for juniors and adults and with 18 beautiful holes on this course designed for all levels of play, there’s something for everyone. They’ve been noted as having some of the best greens in Florida with the top three best finishing holes you’ll play anywhere. The club features a full range of practice facilities, driving range, putting greens, pro shop, and event venues.
Schools
Lake Cain Hills is part of the Orlando Orange County school district and most homes are served by the Palm Lake elementary school, the Chain of Lakes middle school, and the Dr. Phillips high school, all about a half a mile to a mile and a half away.
