The homes in Palma Vista were built between 1992 and 2003 although some have been built as recently as 2008. These homes feature 4 to 6 bedrooms, 3 to 6 bathrooms, and layouts from 2900 ft.² to over 4500 ft.². Homes along Rost Dr., Saint Stephen’s Ct., and St. Ignatius Ct. all border the MetroWest golf course. The Bermuda Dunes apartments are to the north, St. Andrew’s non-gated community to the west, the Florida Turnpike to the south, and several smaller residential neighborhoods to the east.

Nearly every home has a backyard swimming pool, covered lanai, and optional hot tub. Most homes are luxurious and boast a private oasis. And layouts provide open floor plans, high ceilings, and two-story designs. Most homes have one if not two master suites upstairs and one master or standard bedroom downstairs. Most master suites have at least five-piece bathrooms and walk-in closets.

This luxury, gated community has just one entrance off of West Pointe Blvd. immediately south of the Metro West elementary school. This collection of just under 200 homes feature some of the largest luxury properties in the Orlando area. The neighborhood has seen a stable real estate market over the last decade. It maintains active listings at about 6% of the community, a stable number. Homes retain their value, and for the size, lot size, and location, these are actually pretty affordable properties.

Pride of ownership is evident in nearly every home and the community as well cared for. Due to the age of some of the older homes, remodeling and renovations have created updated kitchens, bathrooms, new flooring, and paint throughout.

HOA

Palma Vista has its own homeowner’s association and fees are currently about $180 per month. (HOA fees were at the time of this post so check with current listings on exact association fees). These fees cover any common area maintenance, gate maintenance, and management. Most homes have their own backyard swimming pool so a community swimming pool and clubhouse is not necessary.

Schools  & Nearby

Residents in Palma Vista are part of the Orange County School District and are served by the MetroWest elementary school for grades preschool through 5, the Windy Ridge K – 8 for preschool through eighth grade, the Edgewood Children’s Ranch, the gossip middle school and the Olympia high school. Residents may also attend the Cornerstone Charter Academy for grades kindergarten through high school, but this Academy is a little over 8 miles from the community.

Downtown Orlando is about 20 minutes from Palma Vista but just a couple of minutes over on S. Hiawassee Rd. are several modern conveniences such as a Publix supermarket, the MetroWest Village, several restaurants, fast food options, salons, pet facilities, and other shops and restaurants.
