Warwick at Vista Lakes is a neighborhood in the southeast section of the Vista East community about 15 to 20 minutes from downtown Orlando. This gated neighborhood features 109 single-family homes, several of which overlook Vista Lake. The entrance is at Passaic Parkway, which leads to the gated entrance of Warwick. The community features its own park and lakefront homes.

Homes

Homes are between 2500 ft.² and 4200 ft.² with three car garages, covered porches, beautiful landscaping, paver driveways, and larger lots of up to 10,000 ft.². Most of the homes were built between 2005 and 2008. Most of the homes are two-story and feature traditional Floridian architectural design. Homes have 3 to 5 bedrooms, 3 to 5 bathrooms, fireplaces, central air and heating, open floor plans, and many feature built-in security systems.

Amenities

This community enjoys all of the Vista Lakes amenities such as three swimming pools, two lighted tennis courts, a playground, Pavilion, sports fields, and walking trails with a boat dock and park. Residents can also receive a golf membership at Rio Pinar. Residents are part of the Warwick homeowners association and are required quarterly association fees of $186.

Schools

Residents are part of the Orange County public school district and are served by the Vista Lakes Elementary, the Odyssey middle school, and the colonial high school. The Vista Lakes elementary school is rated as one of the best elementary schools in the district. Residents are about a half a mile from the elementary school as well as the middle school but about 6 miles to colonial high school. The Cornerstone Charter Academy is also available but is about 6 miles from the entrance to Warwick.

Just around the corner up on Lee Vista Boulevard is many daily necessities such as the Publix supermarket, drycleaners, here studios, banks, the UPS store, an animal hospital, and daycare facilities. Just a couple of blocks west of the intersection of Lee Vista Boulevard and Highway 15 is a Walgreens, all these, AT&T store, Staples, Kohl’s, the Home Depot, and many other daily necessities and restaurants. This truly is a great location if you’re looking to be close to amenities and schools get have the privacy and security of a luxury gated community.

Downtown Orlando is about 18 minutes or 14 miles northwest this is a pretty convenient location and yet far enough away that you’re not amid the hustle and bustle of the tourist areas.
