Orlando has a growing population of people coming to retire and the market is listening. Osceola County is one of the largest counties in Central Florida located just south of Orlando and home to many new adult communities.
Due to Osceola county’s growth, each area has its own niche. For example, north Osceola County is closer to Orlando, Airport, and Lake Nona, than Disney. Disney sits closer to south Orlando and is surrounded by short term rental communities, where owners can rent their home nightly or weekly to vacationers. South Osceola County is really far south, and it is closer to Davenport than Orlando. West Osceola county is closer to Melbourne than downtown Orlando. There is a 55+ community in each area, each with location had different considerations.

These Osceola County 55+ adult communities attract people from all over the United States. Orlando is ranked as a top area to retire. It offers sunshine all year round with activities 24/7 so the retired active adults are never bored. These communities are built with retirees in mind. Most are gated and offer 2-3 bedroom floor plans, which are primarily one-story construction. All the communities HOA fees include having your yards mowed and landscaped. The Clubhouses are very active with restaurants, onsite classes, fitness centers, multiple pools, and entertainment. These communities allow residences to dash around in their own golf carts. Seems like many people prefer golf carts to drive their cars.

There are two builders building in Harmony. Harmony East by Jones Homes and Harmony by Lennar. Pricing starts in low $200,000’s – $300,000’s. Both communities are gated and have really nice floor plans with golf and pond views available. Both brand new and resale homes can be found here. Both share the clubhouse, fitness, pool, and golf course. Harmony has 12.5 miles of hiking trails, 2/3 of the community is conservation, and has its own town center. Harmony also has residential homes and amenities that are not 55+. 55+ residence can enjoy all amenities for an additional fee, in addition, to the use of their own amenities.
The way that Harmony is designed, the children and grandchildren can live within the same community. This community is located off West Highway 192 and is about 1 hour to Downtown Orlando, but only a 40-minute drive to the beach. People who live in Harmony will experience quiet living with nature. Solivita has been a long-established 55+ community located in very south end of Osceola County. This community is actually located in Polk County, right at the border so we are going to include it. The community so large, that it spans into Polk County. Solivita has a large variation of homes and age, and they are still building for years to come. They have single-family and villas (townhomes) both resale and brand new at various prices. There is no community as vast as Solivita or offers more amenities. Two huge clubhouses, town center, a load of entertainments, over a dozen pools, two golf courses, and multiple restaurants. It has a medical center and Publix just outside the gates. This location was cut off from the main road and other retail, but the new Poinciana Parkway has opened up road options for commuters. This community has a program where you can stay and try out the community before purchasing.
Four Seasons of Orlando is the closet 55+ community to Disney. It is about a 10-minute drive. This is the place for Disney fans. This community is also gated and I would consider it a mid-size community not overly crowded. The amenities are fully built out and the main homes offered are brand new construction. The community is interlaced within the neighboring Mystic Dunes golf course, so you can have golf course views. The model homes are the best we have seen and offer unique options for buyers. It does get pricey to replicate them, and it best to tour actual homes completed so you can see what you will get. Base prices for their villas start at $230,000 and price starts at $293,000 for a single-family home. This community is in good proximity to Disney, in addition, there is another 55+ community a 10-minute drive in the other direction that is opening in the future that will be their competition called Del Webb Oasis.
