Live Oak Village is part of the larger Avalon Park in East Orlando Florida. This larger community features spacious homes dating back to 1999. Construction was completed around 2002. Live Oak Village is located just off of Avalon Park East Boulevard. It’s one of the first neighborhoods you come to on the right. Simply take a right on Lake Live Oak Drive and head into the neighborhood where there are several dozen beautiful home sites, finished and established landscaping, and properties from $360,000-$500,000.
Homes
The properties in Live Oak Village were built between 1999 and 2002 and feature generally two-story designs and spacious layouts up to 4000 ft.². Layouts are between four and five bedrooms, two and four bathrooms, and on lots about 7200 to 8000 ft.². Many of the homes for sale now have had updated roofs, newer floorings, and potentially new cabinets and kitchens. Homes have either a two or three car garage and many have newer energy efficient HVAC systems.
Several homes have backyard swimming pools, inground hot tubs or pools, fences, landscaped backyards, and outdoor kitchens. Although this is a tightknit community it is a non-gated neighborhood. However, it is not a through-neighborhood so the only traffic you’ll find are those from residents and their guests.
Schools
Residents of the Live Oak Village are part of the Orange County school district and are served by the Avalon elementary school, the Avalon middle school, and the Timber Creek high school. These schools receive excellent ratings and reviews by parents and teachers alike. The Avalon elementary school is less than a half a mile away and the middle school and the high school is between a half a mile and one and a half miles from the entrance to Live Oak Village. Some residents choose to utilize the Cornerstone Academy, which supports kindergarten through 12th grade, but this is about 13 miles from Avalon.

Residents are just minutes to the shops and restaurants at Avalon Park. Just around the corner from the entrance to Live Oak Village is the 5 & A diner, juice bars, salons, restaurants, entertainment, markets, and more. At the end of the neighborhood is the Live Oak Park, which has open green space and trails, perfect for throwing the ball for your four-legged friend, playing a game of hide and seek, or simply relaxing under the many shade trees available in the park.
HOA
Residents are part of a Homeowner Association committee and have full use of the clubhouse, park, playgrounds, community swimming pool, and tennis courts. The community also features options for fishing, fitness, hiking and biking trails and recreational facilities. Pets are allowed in all homes in Live Oak Village. Association dues are just $86 per month, which covers all common area maintenance, landscaping, and management.
About Avalon Park
Avalon Park is a nearly 1900 acre neighborhood in Southeast Orange County. It’s nestled beside the natural surroundings of the Econlockhatchee River. There are over 200 acres of wetlands, 400 acres of a plan preserve, and 250 acres of lakes including biking and walking trails, a community pool with cabana in each neighborhood, and urban planning concepts featuring traditional neighborhoods within easy walking of a general town center. It’s considered “new urbanism” or “neo-traditionalism”. Avalon Park is about 30 miles from Walt Disney World and 26 miles from Universal Orlando. There are two elementary schools including Avalon and capstone Lakes, its own middle school, and its own for the Timber Creek high school and Avalon Tech Center.
