Meadow Woods is a suburban community located in southern Orange County between the Orlando International Airport and Kissimmee. It’s home to about 31,000 residents and is part of the Orlando Metro area.
Meadow Woods is directly west of Lake Nona and there are up to 40 neighborhoods that make up the greater Meadow Woods community. Larger neighborhoods such as Wyndham Lakes, Sawgrass Plantation, and South Chase offer homes between $200,000 and $500,000 whereas the Sawgrass Estates offers homes over $500,000. The median home values about $165,000 with the median rent of about $1300. (This is the current median home price and rental price as of the publishing of this post). 66% of residents are homeowners.
Meadow Woods has been noted as one of the best suburbs in the state and one of the best suburbs for millennial’s as well as one of the most diverse suburbs in Florida. Crime is low and according to niche.com, Meadow Woods receives a B for housing, B for family life, A for diversity, and a B for nightlife. The median household income is roughly $55,000 and 37% of residents have at least some college or Associates degree. 19% of households have children under the age of 18.
Schools
Schools in Meadow Woods vary depending on where the home is located and which is own the property is listed. Elementary schools include Wetherbee Elementary, Oak Shire Elementary or Southwood Elementary, and a couple private school such as Living Word Academy and Treasure of Knowledge Christian Academy. For middle school, most residents attend South Creek middle school or Meadow Woods middle school but the Cornerstone Academy is also available serving grades kindergarten through 12th grade. For high schools, most residents utilize the Cypress Creek high school, Freedom high school, Osceola County School of Arts.
Nearby Services
The Central Florida Greeneway runs east and west through the center of Meadow Woods. This is toll Highway 417 and it provides easy access to Florida’s Turnpike, the Orlando airport, Lake Hart and nearby Hunters Creek. Downtown Orlando is about 20 minutes north.
This is suburb is primarily residential but on the corner of Town Ctr., Boulevard and Landstar Boulevard are several services such as the Publix supermarket, gas stations, Walgreens, restaurants and fast food shops. The Meadow Woods elementary school is also located along Landstar Boulevard and on the other side of the neighborhood is the Meadow Woods middle school, recreational center, and several businesses.
The Meadow Woods Recreational Center and Park is located at 1751 Rhode Island Woods circle and features a fitness center with memberships, athletic groups, sports programs, exercise facilities, fishing, swimming, playgrounds, and more.
A few of the communities are gated or have guard gated entrances such as the apartments at Island Walk and the homes at Islebrook. Windcrest is a gated only community as is Cedar Bend and Fieldstone Estates. As I mentioned before, there are 40 neighborhoods within the larger community of Meadow Woods.
One of the nice things about this community is that it’s very comparable to a lot of other suburban neighborhoods around the Orlando area. Meadow Woods is more expensive than just 58% of the neighborhoods in Florida and 58% of the neighborhoods in the US, making it a very desirable place to call home. Most of the homes and neighborhoods are medium-sized with either three or four bedroom layouts, a good combination of single-family homes and townhouses, and a good mix of owners and renters. Most of the homes were built around the year 2000 but several older homes were also built between the 1970s and 1990s.
Because there so many individual communities within Meadow Woods, each will have its own Association or condo association. Homeowners association fees range anywhere from $50 a month to $450 per month depending on which community you choose in the size of the home. Some also offer additional amenities such as a community swimming pool or clubhouse.
