Legado is the newest community to be built in Windermere, Florida.  Legado actually means “Legacy” in Spanish and it is claiming a piece of well known Windermere.  Windermere is known for its quaint town, but also for their exquisite multi-million dollar luxury homes.  This location is actually west Windermere, right next to Winter Garden.  Winter Garden and this part of Windermere is the fastest growing area for new construction in a master planned community called Horizons West.

 

 

Legado Pricing and Floor Plans

 

Legado just broke ground in April 2019 and is building both town home and single family homes.  Pricing is very typical for the area.  Below are the starting prices. Base pricing will be impacted by the lot premiums, which is an added cost for a premium location, view, or elevation.  An elevation is the exterior look of the home.  If there is more design trim, natural stone, or additional window it will also increase the starting price.

The community offers a play ground, community pool, cabana, and includes lawn maintenance of common areas and ponds.

 

  • HOA Fee for Townhomes:  $205 per month
  • HOA Fee for Single Family Homes:  $114 per month

 

At closing, the buyer will be responsible for paying a one-time fee:  Capital Contribution $1500 and Estoppel Fee $200.  These are commons fees seen in new home purchases and are collected by the HOA.

Should a buyer purchase in a community that has just started?

 

There are advantages and disadvantages to purchasing in a community that just started.  Buyers need to prioritize their top preferences and shop accordingly.

 

When buyers purchase a community that just opens or when a new phase is open, they will receive the largest selections of lots to choose from.  If a buyer wants a specific type of lot such as conservation or pond lot, or east-facing, or south facing the back yard, this can be the best time to find what you are looking for because there will be volume to choose from.  This also increases your opportunity to select the floor plan, elevation, and exterior paint color you want.

 

At pre-selling timeframe and before models are built, you can buy into the community when the prices are the lowest, that could be $20,000+ difference.  While buying early, you can avoid the price increases, you may also have to live through several years of construction noise.  The builders normally start selling and building at the entrance of the main road, so you might not see the full infrastructure of the community. You may not see the cell tower that will be installed or the underground electric box in your front yard or the sewer pump station across the street.

 

As the builder starts to fill out the community, your building choices may be limited.  The builders will not allow homes with the same floor plan or elevation or exterior paint color to be next to one another.  As the volume of lots decrease, your floor plans options may be limited too.  In those situations, buyers may have to choose their an alternative lot or floor plan.  Also, the $0 lot premium lots will also be gone, they are the first to sell out in a community.  However, if you are not particular, then waiting can also have its advantages.  If you considering buying an inventory home that is already completed, you will find the best incentives. You will visually see how the community is built out, and not have surprises.  Lastly, if you wait you may purchase far enough along in the community where the amenities are completed and see those too.

 

There are many things to consider about buying what you want earlier when the community is just beginning VS: waiting when the community is more completed.
