Is Orlando Pet Friendly?

 

Orlando is a pet friendly area until it comes to renting. Only 4% of properties in the Orlando area allow their tenants to have dogs or cats.

 

Here are the Orlando Rentals details.

 

A big problem for the fact that nearly 40% of households do have a dog.  The rental market in Orlando is hot, hot, hot.

 

With a low vacancy rate of 3.8% this is not favorable for those with a 4 legged pet…it is a challenge.

 

When the rental market is brisk, owners have the luxury of picking and choosing their tenants.

 

Why the pet discrimination?

 

As a landlord myself, I totally understand.  I have 5 pets myself so I am an animal lover…but I still avoid renting to someone with a pet.

 

I do occasionally rent to pets but the property has to be suitable for the pet.  Homes with no fenced yards are not suitable for young high energy dogs. Likewise, a puppy is not suitable for someone that works long hours.  

 

Some renters get a dog on impulse, and forget that pets need the same care as a small child.  You can’t go party after work and just expect the dog to be OK.

 

Pets do damage

 

Dogs scratch the floors, chew the baseboards, pee on the carpet and bark out of boredom.  When that tenant moves, a simple carpet cleaning is usually not enough.  No landlord wants to refurbish a rental every year.

 

Even a hefty deposit may not solve all of the problem. Sometimes the neighbors complain about the noise or dog poop in the yard.  There are even disputes about the pets.

 

Blacklist on certain breeds in Orlando Rentals

 

Breed discrimination for sure.  Maybe unfair, but that is the way it is.  Homeowners insurance does not cover certain breeds that are deemed “aggressive”…a label  that may change yearly.

 

Here are some of the dogs on the list that insurance may not cover:

 

• Boxer
• Akita
• Alaskan Malamute
• Doberman Pincher
• German Shepherd
• Great Dane
• Pit Bull
• Presa Canario
• Rottweiler
• St. Bernard
• Siberian Husky
• Bull Terrier
• Wolf Hybrid

 

Note that these are all large dogs.  Small dogs have not made the list, yet they might be the most likely to bite.  That brings me to another worry…what if the dog seriously injures someone (on my property) and the tenant bails out.

 

Sorry, I do love dogs, cats and all furry things, but I also understand why landlords say “NO” to the pet…its just easier.
