Waterford Pointe is a quiet guard-gated community in the prestigious town of Windermere. This neighborhood is located on McKinnon Road north of Lake Butler Blvd.
The atmosphere of this community is peaceful and serene. Homeowners enjoy their privacy with spacious yards and large oak trees lining streets and driveways. In the early building stages, all of the community’s orange trees were wiped out by hurricanes resulting in the community builder bringing in large oak trees.
Residents of Waterford Pointe enjoy a community dock and boat ramp on the natural fed Lake Roberts one of the lakes that Windermere is so famous for. Residents also enjoy a community playground, tennis court, and clubhouse. The clubhouse is available for hosting large events and is also the gathering spot for community activities. All streets in Waterford Pointe are lined with well-kept sidewalks frequently used by residents for daily strolls. Waterford Pointe has a very active and dedicated homeowner’s association that takes pride in the quality of the community surroundings as well as a sense of community.
Homes of Waterford Pointe are all custom built estate-style homes on large lots between one and two acres in size. The large lots are full of mature landscaping giving residents privacy and southern charm. There are 115 homes in this community 34 of the homes enjoy lakefront lots on Lake Roberts. More homes enjoy lots along the canal that feeds Lake Roberts, pond front lots and there are also 7 lakefront lots on Lake Luntz. Homes range in size from 3,000 square feet to over 7,000 square feet each custom-built by luxury master builders. Many homes feature tile roofs, outdoor living rooms, docks on the waterfront properties, and large master suites. Homes are priced between $600,000 and $2,000,000. There are also a few lots available to build on within HOA parameters. HOA dues are approximately $245 a month but check with current listings for exact fees and pricing.
HOA Covers: 24-hour guard gated entrance, escrow reserve fund, maintenance of the grounds, private road, recreational facilities, clubhouse, dock, handicap modified areas, playgrounds, private boat ramps, tennis courts, fishing, and water access. There are pet restrictions. Homeowners are allowed up to three domestic pets.

Windermere is a small and quiet area but is very close to all of the greater Orlando area amenities. Dr. Phillips is nearby with plenty of great parks including Dr. P Phillips Park with splash area for little ones and Restaurant Row with hundreds of restaurants. Winter Garden has a new shopping area just minutes from Windermere. Also within a short drive from the town of Windermere are Downtown Orlando, Orlando International Airport, area theme parks including Disney World and Mall of Millennia.
